This Mid-Century Modern house in Westerville is situated on a wooded site, and while the surroundings of the site were captivating, the house was in need of both aesthetic and functional updates. As the house had not been updated since its original construction, great care was taken to design new elements that relate to the existing house, and help preserve the house’s historic character. The construction of the project was separated into two phases:

Phase 1 includes a complete renovation of the kitchen and renovation of several adjoining spaces. By removing a wall, raising a ceiling in the Kitchen, and removing a folding partition, the central kitchen, dining, and pantry areas to flow together, and reinforce the existing connections to the rest of the house. New finishes, appliances, and a new layout of new custom cabinets update both the function and aesthetic of the central kitchen and dining space, while still being complementary to the original house. New LED lighting is installed throughout the house, to improve the existing lighting, and simplify maintenance. New finishes and cabinetry in the Laundry and Powder Rooms also update the house and improve function in these spaces.

The Phase 2 construction of the project includes a Master Suite renovation and addition. The existing Master Bathroom and Closet are cramped and poorly aged, and the Master Bedroom itself lacks much daylight. New windows will be added to the North elevation in the Master Bedroom, sculpted to allow the furniture layout desired by the Owner. The Existing Master Closet and Master Bathroom will be renovated into a new Master Closet with custom built-ins, new lighting, and new finishes. The Master Bathroom will be relocated to a new addition that will relate closely to the existing architecture of the existing house. This creates a larger, more functional bathroom with striking views of the surrounding property and access to daylight. As part of the bathroom addition, an existing decaying deck terrace off the Master Bedroom will be rebuilt and expanded, creating a larger semi-private space with views to the rest of the property.
